For a clean property record title, the person who is selling must have a valid Patta for the land and also ensures that he or she is selling the property in the right manner. After the deal, the buyer has the duty to inform or apply to the concerned Taluka Office for transfer of Patta with buyer’s name to maintain a clear title.
The next one is the Chitta.

What is Chitta?

A government document pertaining to immovable property that is prepared by the concerned village Administrative Officer and Taluka Office is a Chitta. In the Chitta, the classification of the land between Nanjai and Punjabi is provided along with the details of the owner of the property.
Here Nanjai refers to the land covering plenty of water usually with water bodies like rivers, canals, ponds etc. Punjab, on the other hand, means the land covering a small number of water bodies and with facilities like bore wells etc.

How to get Patta Chitta online in India?

Patta Chitta online is land revenue reports that are maintained by the Tamil Nadu Government containing all the details of the property related to each person. A Patta Chitta document plays an important part in all property dealing transaction in Tamil Nadu like property pledge, property transfer, property legal opinion etc.

How to get Patta Chitta Online?


The government of Tamil Nadu has taken a step in an advance to go online. They have the computerized records of the Patta Chitta which are made online. They have the access of Patta Chitta online where you can approach the Taluka for any information. The following are the procedure to obtain Patta Chitta online.
  1. Go to Patta Chitta Website
The website is available in two languages- English and Tamil.
  1. Selector View Patta / Chitta/ FMB/ TSLR Extract
Select the option of your need and obtain the district in which the property is located.
  1. Details of the Property
After selecting, fill the details of the property for which the Patta Chitta Is required according to the dialog box appearing on the screen. The Dialog box will ask for Taluk, Village, Ward and even the block with the survey number and Sub Division Number.
  1. Patta Chitta from town Survey Land Register
On submission of the property details, a certificate is issued by the Town Survey Land Register online with details of the property. The certificate includes the information like type of construction on the property, municipal door number, and locality, type of land etc.  The issued certificate validity can be checked online in no time.

What do we mean by Transfer of Patta Chitta?


At the time of transfer of Patta Chitta, the property owner can knock the door co0necrned Taluka office or village administrative officer for the same. In case of Transfer of Patta Chitta on the matter of the property transfer, an application fo9r transfer should be made in the prescribed format to the concerned authority.

Documents Required for Patta Chitta Transfer

The following documents must be submitted for Patta Chitta transfer –
  • Signed Patta transfer application
  • Copy of the sale deed and the documents must be submitted for verification
  • Proof of the possession like EB bill or property tax receipt
  • Encumbrance certificate

STEPS TO CHECK ONLINE BHULEKH RECORDS
By following below given some steps you can easily access to your wished information of your land record through the official website.
  • Visit the official bhulekh website of Odisha bhulekh.ori.nic.in
  • Here on the web portal you can also download the Odia font to enter your proceedings in Odia language .
  • Visit the selection form as login form is for the departmental use. Four options as General Information, ROR views, maps and forms will be provided in the opened window and you can select your desired field.
  • Select the ‘ROR views’ option for land records where you will get three options for your land records as follows-
  1. KHATIYAN – Click on the khatiyan option and then select the village name and click on the next button for further proceedings.  The Web portal provide you 10798183 number of khatiyans recorded in it.
  2. PLOT – After selecting the village option given above in the section select the plot and click on next. 49023764 plots records are available on the Odisha Bhulekh web portal.
  3. TENANTS – Click on tenants and then enter your village details and an additional R.I. circle detail and then click on next.
  • Rather than that you can also check your land records through clicking the selection location form and entering the information of your  state, district, sub division and village where you can see the map of your village in which you can select your khasra option and can easily get your land records.
You can also download and print the online copy of your land records from the given option.

:- To check Village Adangal, you need to click on Adangal from the top menu bar and select Village Adangal. This will take you to a new page where you can enter the district name, the name of the zone, village name and captcha code to get the details.
:- The details for the village Adangal will be displayed on a pop-up and hence ensure that the pop-up blocker is disabled.
:- Now select details District name, Name of the zone, Village name and click.

Check Grama Pahani Records by following the simple steps given below:


1: In the first place, visit Maa Bhoomi Telangana (మా భూమి) Official Website: mabhoomi.telangana.gov.in 
2: Now Mouse over on Pahani (పహాణి) which is located on the menu bar of Maa Bhoomi Telangana home page and click on “Grama Pahani” (గ్రామ పహాణి)
3: Then enter your details like District name (జిల్లా పేరు), Mandal name (మండలం పేరు), Village name (గ్రామము పేరు) and click on “క్లిక్ చేయండి”
4: Then you will get the land details of your village
For Pahani Correction enter the following required details of District name (జిల్లా పేరు), Mandal name (మండలం పేరు), Village name (గ్రామము పేరు), the name of the complainant (ఫిర్యాదు దారుని పేరు), type of complaint (ఫిర్యాదు రకం) etc
